Crawl Space Repair & Encapsulation

If your crawl space is not insulated, fills with water when it rains or has structural problems you are in the right place! The crawl space is a vital part of your home, but it is often neglected. For your crawl space to optimally perform it should be encapsulated so there is a barrier between the interior space and the ground below. The exposed wood beams should have any signs of rot or mold and the floor joists should be level and have no signs of sagging. Ideally, the crawl space should also be insulated, this will help with air quality and overall home efficiency. Lastly, the crawl space shouldn’t have any signs of moisture, even the slightest amount of water getting into the space can lead to mold growth, rot, and mildew. To ensure the long-term health of your home and to get rid of existing crawl space issues call or click today!

Ray and Fran had a sump pump in their basement and still had water on the floor. But why? The pump was working and had been installed properly. Yet...
Job Stories From Sanborn, NY
Wall Crack Repair in Sanborn, NY

Robert had 5 cracks in his poured concrete walls. The water leaking through was damaging his insulation hanging on the walls. He decided to call Frank's Basement Systems for a free estimate.

Robert's repair plan was pretty straight forward and included our FlexiSpan repair system. Each crack would be exposed and cleaned of any insulation. An absorbent foam strip was place over the crack to stop any water coming through. A polyurethane sealant was placed over the foam strip and several inches on either side of the crack to ensure a good seal. A small drywell was installed in the floor directly below the crack to allow any water trapped in the foam to drain.

All 5 cracks were repaired in just one day! Robert no longer has to worry about water leaking through the cracks in the basement.

Seeping Water in Sanborn, NY

Fran and Ray had a sump pump in their basement. Unfortunately, they were still experiencing water seeping in where the wall and floor meet. They decided to call Frank's Basement Systems for a free estimate on a solution.

Their existing sump pump was not enough to keep up with the water. Two 1/2 horsepower sump pump was installed to replace the existing pump. If one pump becomes overwhelmed, the other pump will turn on to help

Interior drainage was installed in the floor along the base of all the walls. This will direct the water to the sump pumps.

Fran and Ray could now be sure their basement would no longer flood, even during storms.

Flooded Basement in Sanborn, NY

Emily and Brian had an older home with no interior drainage. As a result, their basement flooded regularly. After talking to some friends, they decided to give Frank's Basement Systems a call for a free, no obligation estimate.

Upon inspection, it became clear the first priority was to install interior drainage. A total of 116 feet of interior drainage was installed around the entire basement. The drainage would direct the water away from the basement.

BrightWall anti-microbial panels were installed on the walls to trap water as it entered through the walls and directed it into the new drainage system.

Emily and Brian now had a solution to their basement flooding concerns.
