Crawl Space Repair & Encapsulation

If your crawl space is not insulated, fills with water when it rains, or has structural problems, we can help. The crawl space is a vital part of your home, but it is often neglected. For your crawl space to optimally perform it should be encapsulated so there is a barrier between the interior space and the ground below. The exposed wood beams should be free of any signs of rot or mold and the floor joists should be level with no signs of sagging.

Ideally, the crawl space should also be insulated, this will help with air quality and overall home efficiency. The crawl space shouldn’t have any signs of moisture as even the slightest amount of water can lead to mold growth, rot, and mildew. To ensure the long-term health of your home and to get rid of existing crawl space issues call or click today!

Patty, a homeowner in Hamburg, New York, was facing a multifaceted challenge with her home. Her basement had been plagued by water intrusion and her crawlspace needed attention. Eager to address both issues comprehensively, she contacted Frank's Basement Systems.

The Frank's Basement Systems team implemented a range of solutions to meet Patty's needs:

For the Basement:

  • Interior Drainage: To manage excess water, they installed 116 feet of perforated pipe for interior drainage, ensuring water was collected and directed away from the basement.
  • Sump Pump Systems: Patty's basement received two sump pump systems - a SuperSump Plus and an UltraSump. These high-capacity pumps would efficiently manage water and provide reliable drainage solutions.
  • RainChute: The installation of RainChute further directed water away from the home's foundation, reducing the risk of water intrusion.
  • Hot Water Tank: The team replaced Patty's old hot water tank with a new 40-gallon unit, ensuring a reliable supply of hot water for the household.
  • SaniDry Sedona: This high-performance dehumidifier would maintain the ideal humidity level in the basement, preventing mold growth and enhancing air quality.
  • SunHouse Enclosure: The SunHouse Enclosure provided protection for the basement's window wells, preventing water intrusion and enhancing the aesthetics of the space.
  • WellDuct Window Drains (2): These drains prevented water from entering through the basement's window wells, keeping the area dry.

For the Crawlspace:

  • CleanSpace Vent Covers (2): These covers sealed the crawlspace vents, preventing outside moisture from entering.
  • Feed Line (25ft): The feed line ensured proper drainage and moisture control in the crawlspace.

With these solutions in place, Patty's basement and crawlspace underwent a remarkable transformation. Water intrusion concerns in the basement were eliminated, and the crawlspace received the attention it needed to protect the home's overall structural health.

He had witnessed moisture seeping in through the walls, which not only made the space unusable but also raised concerns about potential structural damage. Andrew decided to address this issue by reaching out to Frank's Basement Systems.

The Frank's Basement Systems team implemented the following solutions:

  • Interior Drainage: To effectively channel and manage any excess water, they installed 126 feet of perforated pipe for interior drainage. This system would capture and direct water away from the basement, preventing it from causing further damage.
  • SuperSump Plus: The installation of a SuperSump Plus, a high-capacity sump pump system, was crucial in keeping the basement dry. This powerful system could handle a substantial volume of water and provide reliable, continuous drainage.

Basement Waterproofing in Hamburg, NY.

Kelly, a homeowner in Hamburg, NY, had been dealing with persistent moisture issues in her basement. Water infiltration was not only causing discomfort but also raising concerns about potential damage to her home's foundation and indoor air quality. Determined to address this issue effectively, Kelly decided to call Frank's Basement Systems. On the scheduled day, a team of experienced professionals from Frank's Basement Systems arrived at Kelly's residence to inspect her basement. They meticulously examined the areas prone to moisture intrusion, including the walls and floors, assessing the extent and severity of the problem.

The team proposed the installation of 150 feet of perforated pipe for interior drainage. This drainage system would be strategically placed within the basement to collect any water that might enter and channel it to the appropriate outlets, preventing pooling and potential damage. To ensure efficient water removal, they suggested the installation of one SuperSump Plus. This high-capacity sump pump system is equipped with a powerful pump and a battery backup, providing continuous protection even during power outages. To improve indoor air quality and reduce humidity levels in the basement, the team recommended the installation of one SaniDry Sedona. This dehumidification system is designed specifically for basements and crawl spaces, helping maintain a dry and comfortable environment. To ensure the reliability of the sump pump system, especially during power outages, they proposed the installation of one ProSeries Battery Back Up. This backup system would kick in if the primary pump were to fail or if there was a loss of power.

Thanks to the comprehensive waterproofing solutions provided by Frank's Basement Systems, Kelly's basement was now dry, comfortable, and reliable. She felt relieved to know that her home was protected, and the potential for further moisture-related problems had been significantly minimized.

John had water coming up through the floor in his basement despite having a sump pump. He decided to call Frank's Basement Systems to get a more permanent solution.

This sump pump system includes an UltraSump battery back up pump to keep the basement protected during power outages. The SaniDry dehumidifier is one of the most efficient self-draining dehumidifiers available.

Basement Flooding in Hamburg, NY

Jon's basement had a history of flooding problems resulting in damage to his partially finished basement. He called Frank's Basement Systems for a free estimate on waterproofing his basement and banishing flooding for good.

Donnie inspected Jon's basement and designed a custom interior waterproofing system.

WaterGuard interior drainage and BrightWall panels were installed around the perimeter of the basement. These two patented products work together to trap water as it comes into the basement and prevent it from flooding.

To ensure water can get out of the basement, a SuperSump Plus sump pump was also installed.

Jon not only wanted to stop flooding, but also protect the finished portion of his basement. A SaniDry dehumidifier was installed and connected to the lid of the SuperSump to ensure no water vapor can ever escape the system.

Not only has the flooding issue been stopped permanently, but Jon can now finish the remainder of his basement with the confidence that his investment will be protected.

Foundation Repair and Waterproofing in Hamburg, NY

Eric had two problems in his basement: a bowing wall and moisture in his basement. After a brief internet search, he settled on Frank's Basement Systems for a free estimate.

Mike Ciocca inspected Eric's basement and designed a custom fit solution for his home. This solution comprised of four parts: I-beams for the bowing wall, BrightWall wall panels to water vapor, WaterGuard interior drainage for ground water, and a SuperSump sump pump to get rid of the water.

The bowing wall was the first concern for the install crew. Seven steel beams were installed along the failing wall to take the weight of the house.

The next task was to install the BrightWall anti-microbial wall panels on the walls. These panels will trap water vapor as it enters through the wall to prevent it from entering the basement.

WaterGuard was installed next. The patented drainage was installed along the walls in the basement to catch water from the ground, basement floor, and walls.

The SuperSump sump pump was the last component to be installed. A sump pump is critical to any basement with water problems.

Eric no longer had to worry about his wall or the water in his basement. Call Frank's Basement Systems today to schedule your free, no obligation estimate.

The kitchen on my house is a converted porch that sits on piers. I had the piers replaced 25 years ago when I first purchased the house. I am now having some of the same issues like cracks in the moldings, a back door that does not open in the winter and, more problematic, the slope of the roof now sends melting snow and rain to the front corner of the house. This melting snow and rain falls directly on my gas meter. I expect I need new or repaired piers to level off the kitchen again before I get a new roof put on. The roof (a flat roof) is crumbling and debris is washing off with the rain that flows off. Hope you can help. Thanks.

Project Location: Hamburg, NY
We are in need of crawlspace restoration and encapsulation. Area is a family room approximately 21'-6"x18'. Crawlspace/addition was built in the '80's by the previous homeowner. The foundation is of a trench pour design and appears to be in good shape, however a control cut is needed as parts of the exterior of the foundation wall extend past the exterior envelope of the room, we'd like this removed down a few inches to avoid a shelf for water to sit. Grade is currently high ( flush with top of foundation), I am currently working on removing grade in this area. A glass block window in the current basement can be opened up to provide access to crawlspace (currently no access exists), and eventual ventilation to conditioned basement air. Currently all the 2X12 rim boards, sill plate and most/all of the 2X12 floor joists are molded/rotten. the double 5/8" subfloor appears to be in fair shape, but it is unknown, but probable that the underside of the subfloor is molded. Floor is sagging, may need a beam run to interrupt joist span and/or the use of engineered joists or smaller o.c. spacing may be needed. Insulation has failed. Gravel floor of crawlspace does not have a vapor barrier and was initially ventilated to the outside air via two vents on two sides of the addition. The third side being taken up by a failing wood deck which has since been removed, thus revealing all the damage. Thank you.
