Our Sump Pump Appears to Run frequently. The Stop Value is situated away from the Sump up the line a few feet. which maybe the issue, but unsure if there might be other problems. The Sump does full with water when causing the sump to turn on.

We are in need of crawlspace restoration and encapsulation. Area is a family room approximately 21'-6"x18'. Crawlspace/addition was built in the '80's by the previous homeowner. The foundation is of a trench pour design and appears to be in good shape, however a control cut is needed as parts of the exterior of the foundation wall extend past the exterior envelope of the room, we'd like this removed down a few inches to avoid a shelf for water to sit. Grade is currently high ( flush with top of foundation), I am currently working on removing grade in this area. A glass block window in the current basement can be opened up to provide access to crawlspace (currently no access exists), and eventual ventilation to conditioned basement air. Currently all the 2X12 rim boards, sill plate and most/all of the 2X12 floor joists are molded/rotten. the double 5/8" subfloor appears to be in fair shape, but it is unknown, but probable that the underside of the subfloor is molded. Floor is sagging, may need a beam run to interrupt joist span and/or the use of engineered joists or smaller o.c. spacing may be needed. Insulation has failed. Gravel floor of crawlspace does not have a vapor barrier and was initially ventilated to the outside air via two vents on two sides of the addition. The third side being taken up by a failing wood deck which has since been removed, thus revealing all the damage. Thank you.
