If your crawl space is not insulated, fills with water when it rains, or has structural problems, we can help. The crawl space is a vital part of your home, but it is often neglected. For your crawl space to optimally perform it should be encapsulated so there is a barrier between the interior space and the ground below. The exposed wood beams should be free of any signs of rot or mold and the floor joists should be level with no signs of sagging.
Ideally, the crawl space should also be insulated, this will help with air quality and overall home efficiency. The crawl space shouldn’t have any signs of moisture as even the slightest amount of water can lead to mold growth, rot, and mildew. Cristi had water pooling all over the basement floor, causing severe water damage to the walls and floors. The water that had been lingering in the basement began to create an unhealthy, moldy, and musty environment. Her basement's condition started to affect her whole home. The first step Cristi had to take was working with another company to remediate all the mold and then finding a solution to stop the water from continuing to seep in. That’s where Frank’s Basmnet Systems was able to step in and help!
Christi’s waterproofing project began with the CleanSpace Wall covering being hung and secured. This thick white poly sheet will act as a moisture and vapor barrier for the basement while also helping give the walls a cleaner, brighter look. Now, if any moisture seeps through the walls, it’s directed downwards and into the WaterGuard drainage system. It’s an innovative interior basement drainage system designed to capture moisture via its wall flange and inlet holes, leaving the basement floor nice and dry. Any water captured in that system then flows to the SuperSump Plus! This sump pump system has a Zoeller cast-iron pump capable of pumping up to 2,280 gallons per hour. Plus, this is an airtight system with a lid, ensuring no pests or debris can enter and clog it. Then the SaniDry Sedona Dehumidifier was installed to reduce the muggy feeling that had been lingering in Christi's basement and eliminate any strange odors that may have formed due to excess moisture.
Thanks to the work our Design Specialist and production crew put in, we were able to transform Cristi’s basement after her mold was remediated. The space was now bright, dry, and healthier than before. Mold is no longer a concern thanks to Frank’s Basement Systems addressing the problem at its watery roots!
The buildup of moisture on the walls and ledge in Erin's basement had started to become the perfect spot for mold to grow. She knew that even if it was cleaned up, it would have still come back, since the root of the problem was water getting in. So after she had another company remediate the mold, Frank's Basement Systems came out for a free estimate to help put together a permanent solution to her water issues.
Erin’s basement waterproofing system began with the crew installing BrightWall Panels and the CleanSpace Wall Covering on the walls and ledge to help create a seamless moisture and vapor barrier. If moisture seeps through the walls, it is then directed discreetly down and into the WaterGuard drainage system, which collects the water flowing down between the flange spacers to help create a neat, finished look while keeping dirt and debris out. All of the water collected flows down into the home's current sump pump system, leaving Erin's basement floors dry.
After the crew wrapped up their work, Erin's basement looked entirely different since the wall coverings helped brighten the space while also keeping it dry and clean. Erin now had peace of mind, knowing Frank's Basement Systems had helped her tackle the water and mold issues at the root, leaving her with a healthy basement.
When Neli, from Lockport, New York, noticed water seeping through a crack in their wall, they decided to call the foundation experts at Frank's Basement Systems for help. Our crew went out to Neli's home and installed our Xypex flexible sealant to cut the water off at its source and dry out Neli's basement for good. Xypex hardens upon contact with water allowing it to expand deep into the crack and cut the water off at its source. Neli can now have peace of mind all year round.

Our Design Specialist, Donnie, went out to Nancy's home and determined that the water in her basement was not being evacuated properly through her draintile. This is when Donnie recommended that our crew come out to her home and install our patented waterproofing solutions to alleviate this problem for good.
Our crew, led by our Foreman, Josh, installed our patented WaterGuard drainage system, which looks nearly invisible once installed and will never grow mold or rot due to its inorganic structure. They channeled this system to our highly effective SuperSump Plus system, giving Nancy a dry basement from here on out. Nancy can finally have peace of mind!
Tim W., from Lockport, New York, called into Frank's when he noticed several cracks appear along his foundation wall, and even noticed his foundation sinking! When Bryce B. noticed water leaking into his basement in his Lockport, New York, home, he knew to call the experts at Frank's Basement Systems for help. Our Design Specialist, Frank, recommended that Bryce have a new drainage system installed to properly channel this water seepage to his sump pump. Additionally, to combat the wall cracks, our crew installed several I-Beams. These I-Beams will effectively stabilize Bryce's wall to prevent it from bowing further. Our I-Beams can be tightened with annual maintenance to return the wall back to its original shape.
Penelope, a homeowner from Lockport, NY, noticed various cracks along her basement walls leaking water into her basement whenever it rained. Since Penelope mentioned that she would love to finish her basement, our Design Specialist recommended that Penelope install draintile around the perimeter of her basement, so that she can finish her basement with peace of mind.
Penelope took us up on the offer, so our crew got to work. First, we sealed the cracks along Penelope's walls with Xypex, our crystalline solution that hardens upon contact with water. Xypex is also a flexible sealant, so it can expand if the cracks along Penelope's walls were to widen.
Next, our crew installed drain tile with our patented WaterGuard drainage system. WaterGuard is an inorganic drainage system that will never clog and looks nearly invisible once installed. It also features various ports throughout the system so that our Service Technicians can check on it with annual maintenance!
Penelope can now finish her basement with confidence that she will have a dry basement year round.
Homeowner Matt, from Lockport, NY, called in when he noticed water coming through the joint where his floor and wall meet. Upon inspection, our experts determined that Matt had standing water outside his basement walls. Since he didn't have any draintile to properly channel the water seepage to his sump pump, the hydrostatic pressure was forcing the water into his basement through any crevice it could. We went out to Matt's home and installed our patented WaterGuard drainage system. This drainage system is unique in that it will never clog, not to mention it also looks nearly invisible upon installation!
This homeowner in Lockport, NY, called in because water leaked into their basement from both the front and back walls where the floor and wall meet. Our crew came in and first installed Xypex into the open cracks. Xypex is a flexible sealant that crystallizes and hardens upon contact with water. Due to its flexible nature, it can expand if cracks continue to widen. Our crew also installed our patented BrightWall inorganic wall panels along the perimeter of the basement to prevent any water or moisture seepage.
These homeowners in Lockport, NY, called in because the foundation of their crawl space was beginning to sink into the ground. Our crew installed our patented SmartJack support posts to hold the home's foundation in place.
Kirsten, a homeowner in Lockport, NY, had been grappling with persistent water infiltration issues in her basement. Concerned about potential water damage and the inconvenience of power outages affecting her sump pump, she knew it was essential to find a reliable solution. On the scheduled day, a team of experienced professionals from Frank's Basement Systems arrived at Kirsten's residence to inspect her basement. They carefully examined the areas prone to water infiltration and identified potential entry points for water. To create a reliable drainage system and manage water accumulation effectively, the team proposed the installation of 46 feet of WaterGuard. WaterGuard is a highly effective perimeter drainage system that captures and directs water to the sump pump, preventing it from causing damage.
To ensure the uninterrupted operation of her sump pump even during power outages, the team suggested the installation of 1 SuperSump Plus. This sump pump system is equipped with a powerful pump and a battery backup, ensuring the basement stays dry even when the electricity fails. For an additional layer of protection and reliability, the team also recommended the installation of 1 UltraSump. This backup sump pump system is designed to work alongside the primary pump and the battery backup, providing extra peace of mind. To safely discharge the collected water away from the basement, the team suggested the installation of 12 feet of discharge line for the sump pump. This component would ensure that water was directed away from the foundation, reducing the risk of water infiltration.
With the installation complete, Kirsten's basement was now fortified against potential water infiltration and damage.
Joan, a homeowner in Lockport, NY, had been dealing with water infiltration issues in her basement for some time. On the scheduled day, a team of experienced professionals from Frank's Basement Systems arrived at Joan's residence to inspect her basement. To ensure efficient ventilation and moisture control within the basement, the team recommended the installation of 1 Drop Down Duct. This component would enhance the indoor air quality and reduce humidity-related issues. For water removal and prevention, the team suggested the installation of 32 feet of Feed Line. This component would help direct water away from areas prone to infiltration, ensuring that moisture was effectively managed.

On the scheduled day, a team of experienced professionals from Frank's Basement Systems arrived at Kathleen's residence to inspect her basement. To create a reliable drainage system and manage water accumulation effectively, the team proposed the installation of 114 feet of WaterGuard, complemented by 4 WaterGuard Ports. WaterGuard is a highly effective perimeter drainage system that captures and directs water to the sump pump, preventing it from causing damage.
To ensure the reliable removal of water from the basement, the team suggested the installation of 1 TripleSafe sump pump system. This system includes multiple pumps and a battery backup, ensuring the basement stays dry even during power outages. For improved indoor air quality and moisture control, the team recommended the installation of 1 SaniDry Sedona dehumidifier. This powerful unit is designed to reduce humidity levels and prevent mold and mildew growth in the basement. To create a moisture-resistant barrier and improve the overall appearance of the basement, the team proposed the installation of 91 feet of CleanSpace wall system and 91 feet of Drainage Matting. CleanSpace is a vapor barrier that seals off the basement from the outside environment, while Drainage Matting enhances drainage efficiency.
Thanks to the reliable waterproofing solutions provided by Frank's Basement Systems, Kathleen's home was now protected against water damage, mold growth, and poor indoor air quality. Erin P. had water entering her basement each time there was a heavy rain passing through Lockport! No matter what she tried, Erin could not locate the source of the leak, so she gave the experts at Frank's Basement Systems a call to fix the problem for good!
The major components of Erin's waterproofing consisted of the installation of a UltraSump Sump Pump System, an exterior drainage line connecting to the adjoining bubbler system, 23 PowerBrace Top Bridge Brackets to replace the original wall beams, Brightwall panels to prevent moisture, and a Sanidry Dehumidifier to fully protect against mold,
There is no doubt that Erin B. can now enjoy a dry, healthy basemen!
Denise W. was dealing with a large crack in her basement wall, which was causing a multitude of issues for her, including one of her basement walls bowing inward!
After contacting Frank's Basement Systems for a free inspection and estimate, it was clear that Denise's bowing wall would need to be replaced. This was no issue for the Frank's team, though, as the foundation of Denise's basement was constructed out of cinderblocks. Talk about an adult sized puzzle!
To ensure that the remainder of Denise's basement was secure, a carrier beam, along with two SnartJack XT Supports were placed along the front walls of the space.
Now that Denise and the crew from Frank's were absolutely certain that Denise's home was fully structurally sound, it came to light that Denise's waterproofing system for her basement was not up to par! Folks, a bucket in the ground is not an efficient, nor effective Sump Pump!
The Frank's crew quickly installed a Basement System's SmartPump along with the proper drainage system into Denise's yard.
Denise can now rest assured knowing that her home is structurally sound, and her basement will remain water free!
Josh had some concerns about possible structural issues with his home. He called Frank's Basement Systems for an assessment on his home. Joe inspected the basement and found signs of both water issues and and foundation problems. He designed a system to fix both sets of problems permanently.
WaterGuard interior drainage was installed around the entire basement to collect water from inside and outside of the basement. BrightWall panels were installed on all the walls to trap water coming through the walls. A SuperSump Plus sump pump system was installed to remove all the water from the new waterproofing system. To address the structural issues, four SmartJacks were installed as additional support for the main beam of the house.
William wanted the original vapor barrier replaced in his Lockport home's crawl space. He called Frank's Basement Systems for a free estimate. Dave visited William's home and designed a solution for all of his concerns.
The new system started with drainage matting across the floor of the crawl space to allow water to flow and drain away. On top of the drainage matting, TerraBlock insulation matting was installed to seal out moisture and cold from the ground. To insulate the walls, SilverGlo insulation was installed up to the floor joists. A CleanSpace vapor barrier was installed over the TerraBlock and SilverGlo to seal out all moisture and create a clean, usable space under the house.
After one day of work, William's crawl space was fully encapsulated and waterproof.
Diann had a crawl space in her Lockport home she wanted to have waterproofed. She called Frank's Basement Systems for a free estimate on a permanent solution.
Adam visited her home and inspected the crawl space. He determined an encapsulation with drainage was the best solution for Diann. SmartPipe drainage was installed around the perimeter of the crawl space and tied into a TripleSafe sump pump system followed by drainage matting. These three components combined will prevent standing water and flooding in the crawl space. A CleanSpace vapor barrier encapsulates the entire system to seal out moisture.
The new system will keep water and moisture out of Diann's crawl space permanently.
Ryan had a few cracks in his basement wall that leaked during heavy rains. He decided to call and schedule a free estimate.
Dave Hennessy visited Ryan's home and inspected the cracks. He determined they were not a result of a structural problem and could be fixed permanently in one day.
The repair included chipping out the cracks and applying the Xypex crack sealant. Xypex has a crystalline structure and fills every space in the crack to never let water through again. The repaired crack was then covered with BrightWall paneling to hide the repair.
After one day, all of Ryan's cracks were repaired permanently. Call Frank's Basement Systems today to schedule your free estimate.
Susan's crawl space was damp and cold and she wanted a permanent fix. She called Frank's Basement Systems for a free estimate on crawl space encapsulation.
Mike inspected her crawl space and determined the CleanSpace encapsulation system would be perfect for Susan's crawl space. The first part of the system is the dimpled drainage matting on the dirt floor to allow water to drain away. The second part of the system is the thick, antimicrobial, tear-resistant vapor barrier installed over the drainage matting and up to the floor joists. These two components work together to allow water to drain out of the crawl space and prevent moisture from reaching the wood structure.
After one day of installation, Susan no longer had to worry about water in her crawl space anymore.
Joe and Sylvia were concerned about the structure of their home. They decided to call Frank's Basement Systems for a free, no obligation estimate.
Mike Ciocca inspected their basement and confirmed the house was in need of structural repairs. Years of water in the basement had caused floor joists to rot and the main supports to fail in one area. Luckily for Joe and Sylvia, there was a non-invasive solution for them.
SmartJacks are used to support the house when the original ones have deteriorated to the point where they cannot. Not only do they hold the weight, but they also lift the floors back to their original position.
A total of 6 SmartJacks were installed in the basement by Bob and his crew. In addition to the SmartJacks, a 41' steel beam was also installed to support the failing floor joists.
After a few days of installation, Joe and Sylvia's house was fully supported and safe again.
