Hey guys, I just sold my house on Parkside for 225,000. I am interested on a house in Hamburg for $199,000. The house has been on the market since Oct. It was originally listed for 269,000. I am a remodeling contractor that works for Bella Vista group on Transit Rd. and the reason this house is not selling is because of the dirt crawl space. The property is 1 acre and slopes from front to back(Gradually). The evidence in the foundation is that the water level can rise to 2 feet based on stains on the cinder block foundation walls. Even in the winter months, the basement is more muddy than firm and puddles are around the old sump pump. Im assuming the old sump pump is burned out from pumping so much muddy mixture. Is a 1901 houses crawlspace able to be weather proofed(no leakege), through drain tile, new sump, and encapsulation. How much can I expect to pay for this type of job? My wife loves this house, is it possible.
