
The Initial Crack
This is what the crack in Josh's basement foundation wall initially looked like when our Team arrived. You can see that it ran from the ceiling to the floor. Additionally, you can see where the previous owners attempted to repair the crack, only for it to start leaking water again.

Before The Xypex Repair
To not only fix the crack but also prevent water, we use an Xypex repair system. It is a cement compound that will seal the crack while stopping the flow of water. Before applying the Xypex repair system, our Team will identify the crack and begin to carve the crack out. This might seem like we're making the issue worse, but we do this to help determine the extent of the crack so that when we repair it, we can address the entire crack, not just the surface layer.

After The Xypex Repair System
After the area of the crack is exposed and cleaned out of debris and dust, it's time to apply the Xypex repair system. After application, you are left with a sealed crack that will prevent any further water from coming through.

BrightWall Pannel and WaterGuard Prep
But we don't stop there in the repair process. To ensure that any moisture coming from or around the crack is managed, we add a panel of BrightWall and a strip of WaterGuard right below. These two systems work together to keep water out of the basement and direct it to the drain system instead. If moisture seeps through the walls, the BrightWall panel will guide that water down to the WaterGuard. The WaterGuard has small inlet holes that capture the water and direct it to the drainage system.

Final Touches
After the WaterGuard is in place, it's sealed over with a thin layer of concrete, helping to make it virtually discreet. Thanks to the team here at Frank's Basement Systems, the crack in Josh's basement that he initially thought was fixed and sealed is now properly repaired. Plus, we made sure he doesn't need to worry about any water coming into his basement!
